1. Purpose & Nature of Our Reports
VetTheHome reports compile publicly available government and third-party records about real property in Washington into an informational, research-oriented summary, including per-category letter grades and estimates. The grades are subjective summaries designed to help you compare properties and focus your own further investigation — they are not determinations of fact, value, safety, or condition.
2. Not an Appraisal (Chapter 18.140 RCW)
Any value figure shown is an automated estimate generated by a model, not an appraisal, and was not prepared by a licensed or certified appraiser. It is not an appraisal as defined in chapter 18.140 RCW and must not be used where an appraisal is required.
3. Not an Inspection
We do not physically inspect properties. The report is not a home, building, structural, roof, sewer/septic, pest, or environmental inspection, and is not a substitute for one. Obtain qualified professional inspections before relying on the condition of any property or its systems.
4. Not a Title Search or Title Insurance
The report does not determine ownership, liens, encumbrances, easements, boundaries, or marketability of title, and is not title insurance. Obtain a title company or attorney for title matters.
5. Not a Survey
The report does not determine boundaries, lot lines, encroachments, or acreage. Obtain a licensed surveyor for boundary questions.
6. Not Professional Advice
The report is not legal, financial, tax, insurance, or investment advice, and using it creates no professional, fiduciary, or advisory relationship. Consult qualified professionals for advice specific to your situation.
7. Not a Consumer Report; We Are Not a Consumer Reporting Agency
VetTheHome is not a consumer reporting agency, and our reports are not “consumer reports,” under the Fair Credit Reporting Act (FCRA), 15 U.S.C. § 1681 et seq. Reports concern property, not a person’s creditworthiness, character, or eligibility. You may not use the Service or any report to make decisions about a person’s eligibility for credit, tenancy or housing, employment, insurance, or any other FCRA-governed purpose. 8. Data Sources & Their Limitations
Our reports draw on public and third-party records, which may include county assessor and recorder records, municipal permitting systems, health-district septic/well records, FEMA and Washington Department of Natural Resources hazard data, tax and levy records, and similar sources. We do not control these sources and do not guarantee their accuracy, completeness, or timeliness. Records may lag, contain errors, be superseded, or omit information. Where we have no record for a category, we say so rather than guessing.
9. Your Duty to Independently Verify
Before relying on any information or making any decision, independently verify material facts with the original source agency (for example, the county recorder or assessor, the local permitting authority, or the applicable health district) and with qualified professionals.
10. No Warranty; Provided “As Is”
The reports and data are provided “as is” and “as available,” without warranties of any kind, express or implied, including accuracy, completeness, merchantability, fitness for a particular purpose, and non-infringement, to the fullest extent permitted by law.
11. No Reliance; Assumption of Risk; Limitation of Liability
You assume the risk of any reliance on the Service. Any decision you make is your own responsibility, based on your independent investigation and professional advice, not on the report. Our liability is limited as set out in our Terms of Service.
12. Third-Party & Agent Content
Branded reports may display an agent’s logo, name, or other branding provided by that agent. That content belongs to the agent, not VetTheHome, and its inclusion is not an endorsement. Copyright concerns are handled under our DMCA / Copyright Policy.
13. Reporting an Error; Changes
We maintain a process for correcting errors. If you believe a report contains an error, contact support@vetthehome.com. We may update our data, methodology, and grading over time.
