This Privacy Policy explains how VetTheHome LLC (“VetTheHome,” “we,” “us”) collects, uses, and shares information when you use our website, property reports, and related services (the “Service”). We keep what we collect deliberately small, and we do not sell your personal information.
1. A Note on What We Are — Properties, Not People
VetTheHome researches properties, not people. Our reports are compiled from public records and data about real property (parcels, permits, hazards, taxes, valuations, and similar). We do not offer owner-name search, reverse-owner lookup, or owner-sorted exports, and we do not sell personal information about individuals. We are not a “data broker” as defined under California, Texas, Oregon, or Vermont law, and we do not collect, process, or infer “consumer health data” as defined by Washington’s My Health My Data Act.
2. Information We Collect
2.1 Information you provide. Your email address (to create an account or to receive a report you purchase at guest checkout), a password (which we store only in hashed form — we never store it in plain text), and any content you upload, such as an agent logo, headshot, business name, or profile details for branded reports.
2.2 Information collected automatically. Basic usage and device data — pages viewed, searches run, approximate (non-precise) location inferred from your IP address, browser/device type, and similar analytics — collected through cookies and similar technologies (see Section 5). We do not collect precise geolocation.
2.3 Information from third parties. From our payment processor (Stripe), a customer ID, subscription ID, and transaction references — never your full card number, security code, or bank account number.
2.4 Property data is not personal data about you. The public-records data in our reports concerns real property and is not collected “about” our users; it is described in the Report Disclaimer and Disclaimers & Data Sources page.
3. How We Use Information
We use the information above to: provide and deliver reports and subscriptions; create and authenticate your account; process payments through Stripe; send you the reports you buy and service messages (receipts, alerts you request, security and account notices); operate, secure, and improve the Service through analytics; comply with law; and, where permitted, send you marketing about VetTheHome from which you can opt out at any time (see Section 13).
4. How We Disclose Information — and Our “No Sale” Commitment
4.1 We do NOT sell or share your personal information. We do not sell your personal information, and we do not share it with third parties for their own marketing or for cross-context behavioral advertising.
4.2 Service providers. We share limited information with vendors who process it on our behalf to run the Service — for example, payment processing (Stripe), website hosting, email delivery, and analytics — under contracts that limit their use of it to providing services to us.
4.3 Legal and safety. We may disclose information if required by law or legal process, or to protect the rights, safety, or property of VetTheHome, our users, or the public.
4.4 Business transfers. If we are involved in a merger, acquisition, financing, or sale of assets, information may be transferred as part of that transaction, subject to this Policy.
5. Cookies & Tracking Technologies
We use cookies and similar technologies for essential site functionality and for basic usage analytics to understand and improve the Service. We aim to minimize third-party tracking. You can control cookies through your browser, and — because we want to respect your choices — we honor recognized opt-out preference signals, including the Global Privacy Control (GPC). Our use of analytics is described in Section 12.
6. Your Privacy Rights & How to Exercise Them
We extend the following rights to all our users, regardless of your state:
- Know / access the personal information we hold about you and how we use it;
- Delete your personal information;
- Correct inaccurate personal information;
- Opt out of any sale or sharing of personal information (note: we do not sell or share);
- Non-discrimination for exercising your rights; and, where your state provides it, the right to appeal a decision on your request.
To exercise any right, email privacy@vetthehome.com — or, to delete your account and its personal information yourself, use the “Delete my account” option on your account page. We will verify your request (typically by confirming control of your account email) and respond within the timeframe required by applicable law. You may use an authorized agent where the law allows.
7. Data Retention
We keep personal information only as long as needed for the purposes in this Policy: account information for as long as your account is active; usage logs for a limited period (for example, up to 12 months); and payment/transaction records for as long as required by tax and accounting law (typically up to 7 years). When information is no longer needed, we delete or de-identify it. You may request deletion of your account and associated personal information at any time (Section 6).
8. Security
We use reasonable administrative, technical, and physical safeguards to protect personal information — for example, passwords are stored hashed, payment card data is handled entirely by Stripe (we never store it), and access is limited. No method of transmission or storage is 100% secure, and we cannot guarantee absolute security.
9. Data-Breach Notification
If a data breach affecting your personal information occurs, we will notify you and the appropriate authorities as required by applicable law, without unreasonable delay.
10. Children
The Service is intended for adults 18 and older and is not directed to children. We do not knowingly collect personal information from anyone under 18. If we learn we have collected personal information from someone under 18, we will delete it.
11. U.S.-Only Service; International Users
The Service is intended for users in the United States, and information is processed in the United States. We do not target our Service to, or market it in, the European Union, the United Kingdom, or the EEA. If you access the Service from outside the United States, you do so on your own initiative and are responsible for compliance with local law.
12. Third-Party Services We Use
We rely on trusted service providers, including: Stripe for payment processing (a PCI-DSS Level 1 certified processor; card data is tokenized and never stored by us); Vercel for website hosting; and Resend for transactional email. These providers act as our service providers/processors, not as recipients of data for sale. Their own privacy practices are governed by their respective privacy policies.
13. Marketing Communications
We may send you marketing emails about VetTheHome. Every marketing email includes a working unsubscribe link, and we honor opt-out requests promptly, consistent with the federal CAN-SPAM Act. Opting out of marketing does not stop transactional messages (receipts, security and account notices, and alerts you have requested).
14. Changes to This Policy
We may update this Policy from time to time. If we make material changes, we will provide notice (for example, by email or an in-Service notice) and update the “Last updated” date above. Your continued use of the Service after changes take effect means you accept the updated Policy.
