Why the data holds its value

We research properties, not people.

No owner-name search, no mailing lists, no bulk export, on any tier, ever. The screener is interactive and the only exportable artifact is a watermarked graded report. That’s why the dataset stays clean, current, and defensible, and why your edge doesn’t leak to whoever downloads a CSV.

Straight answers

Can I get owner names or contact lists?

No, any tier, ever. Washington law (RCW 42.56.070(8)) prohibits commercial lists of individuals, and it’s our marketed trust commitment. We flag absentee status as a property attribute; we never surface who the owner is.

Can I export results to CSV?

No. The screener is interactive-only and reports are watermarked, deliberately. It keeps the dataset from walking out the door, which is exactly what keeps it valuable to you.

What’s in the full report?

Six A to F category grades with methodology, permit history, seismic and flood layers, water and septic, tax and levy decomposition, sales chain with renovation-flip signals, and Form 17 checks. Value figures are estimates, never an appraisal.

How fresh is the data?

County records refresh weekly on an automated cycle; the report shows an as-of date on every section, with the source named.

The next deal is already in the records.
